LATEST: An Bord Pleanála rejects planning permission for huge amount of new homes in Tipperary

An Bord Pleanála has rejected an application for planning permission to build 86 new homes in Thurles.

The application was launched by Sinead Maher for 86 homes and a creche in Bohernamona, and was rejected in late February.

Following a slight alteration after the initial application, the application consisted for plans for ten two-bedroom houses, 57 three-bedroom houses, and 19 four-bedroom houses, with the creche to be located at the northern side of the entrance.

According to An Bord Pleanála, the reason for the rejection included that “the subject site is located within the boundary of the Thurles Local Area Plan 2024-2030 where it has been zoned under ‘Objective SR - Strategic Reserve’,” which is a plan that seeks to provide housing for the town in this designated timeframe.

Additionally, a lack of clarity regarding the Natura Impact Assessment was cited as a reason for the application’s rejection, with An Bord Pleanála saying that they were uncertain if work would need to be undertaken to the existing water drainage in the area.

They also say they did not know if works in the area would include mitigation for protection purposes, owing to the fact that the site is a Natura 2000 site.

They were also unsure if the applicant would be able to carry out any required works that would be necessary to the site, as they are potentially outside of the application boundary.
