In South Tipperary, One of the last sizeable parcels of zoned residential land close to Clonmel is to be offered for public auction on November 18, with a guide price of €2.2 million.

The 20-acre site, situated at Ard Gaoithe on the R688 Clonmel–Cashel Road, is being jointly handled by Sherry FitzGerald Pollard FitzGerald and REA Stokes & Quirke. The agents describe the holding as a strategically located block with strong development potential, given its scale, accessibility and proximity to major employment centres.

Market observers suggest that permission could be secured for as many as 20 units per acre, reflecting both the strength of housing demand in the town and the quality of local infrastructure. The lands front directly onto the main road, with footpaths, cycleways and a serviced bus route running along the full boundary.

The property lies within an established residential area and within walking distance of Clonmel’s largest business campus, which includes multinational firms such as Boston Scientific and Abbott Vascular. The surrounding neighbourhoods are well developed, providing an immediate sense of community for any future housing scheme.

With a level topography and elevated views towards the Comeragh Mountains, the site offers an attractive setting for new homes. Its location also ensures easy access to the M8 motorway through both Cahir and Cashel, linking south Tipperary to the wider Munster and south Leinster regions.

Agents say the auction will draw significant attention from developers seeking to deliver housing in a town where available zoned land has become increasingly scarce.
