A derelict building may get a new lease of life soon in Nenagh

A home owner in Tipperary is seeking planning permission to demolish two town centre properties in Tipperary and replace them with new homes.

The applicant wishes to demolish the existing derelict buildings at number 7 & 8 McDonagh Street, Nenagh.

Plans for the development include the construction of three two-storey terraced dwelling houses, associated works to the rear gardens with connections to the public water supply and sewer along with all associated site works.

As part of the application, a conservation architects report was undertaken. The report found that: “The building is not a Protected Structure.

“The existing building onto Mac Donagh street is historic, with portions of it perhaps dating to the mid-late 19th century, however it has been significantly altered over time, and amalgamated with other buildings of different time periods. The building, in its current form, does not have any architectural design or good quality craftmanship and materials of note. The building is now derelict and un-used.

“The building does form the existing streetscape within an Architectural Conservation Area, and is a focal point at the junction of Mac Donagh Street and Rossa Place.

“This report has indicated that the retention of the existing building facades may not be appropriate. The report suggests possible refinements to the elevational treatments of the proposed replacement facades.

“It is considered that the proposed design to demolish the existing buildings and construct three townhouses is appropriate, as this reflects that the configuration and scale of the historic building plots.

“The scale and height of the facades and roof of the proposed building match those of the original, and as such will not impact on the streetscape or views of the urban core, when viewed approaching Nenagh on the Dublin Road / Mac Donagh street, nor from Rossa Place towards Mac Donagh Street.”

The council have until October 29 to decide whether to grant or deny permission for the development.
