House building starts surged by 61% in county Tipperary in space of a year

Construction started on 780 new homes in county Tipperary in the 12 months up to September this year representing a 61% increase on the previous year.

That’s according to figures presented at Tipperary County Council’s Special Housing meeting.

The figures showing a surge in house building in the county over the past year were outlined by Joanne Treacy of the Construction Industry Federation in her presentation to councillors at last week’s meeting.

The 780 housing commencements include private and social housing units.

In comparison, construction started on 485 homes in the county between September 2022 and September 2023, which was 295 less than the past year.

There were 267 new homes completed in the first six months of this year, which represented a 13.6% increase in completions compared to the same period in 2023 when 235 new housing units were finished.

Average cost of homes

The CIF presentation also outlined the average cost of delivering a new three-bedroom semi-detached house in Tipperary reached €371,000 last year up from €285,000 - €365,000 in 2022. This was according to the 2023 Cost of New Housing Delivery Report.

Meanwhile, the average cost of three-bedroom semi-detached homes in south Tipperary is now €235,000 and €295,000 for four-bedroom semi-detached homes.

Three-bedroom terraced homes in the south of the county cost on average €175,000 while four-bedroom detached homes cost on average €370,000 in urban areas and €300,000 in rural areas.
