Planning application lodged to convert former pub into Pilates studio

Planning permission has been approved for a change of use at a prominent Kenyon Street premises in Nenagh.
Tipperary County Council has approved an application by Claire Halpin to change the use of the ground floor of the former Dowling’s Public House at 39 Kenyon Street, at the corner of Kenyon Street and Stafford Street, from a public house (Class 12) to a commercial Pilates studio (Class 2).

The decision is subject to four conditions, including that the premises may only be used for the purpose for which permission has been granted, with no further change of use permitted without the approval of the local authority.
The council has also stipulated that no signs, symbols or advertising are to be erected on the building, in order to respect the traditional streetscape of the area.

Any construction or associated works must be carried out in a manner that does not negatively impact the surrounding environment.

Under the approved plans, the studio will operate on an appointment-only basis, opening from 7am to 9pm Monday to Thursday, 7am to 8pm on Fridays, and from 8am to 2pm on Saturdays.

Planning files state that the change of use would not generate additional noise or lead to increased parking demand in the area. An agent acting on behalf of the applicant told the council that the premises is located within the town centre, where public parking facilities, pedestrian routes and public transport options are already well established.

Ms Halpin currently offers reformer Pilates classes in Nenagh, along with mat Pilates and yoga classes in both Nenagh and Limerick.

Tipperary County Council may attach conditions to a grant of permission and retains the right to enforce compliance with all planning requirements.
