Three two-storey houses are planned for the site, along with the demolition of the existing building

Planning permission is being sought in Nenagh to demolish two derelict building on McDonagh Street in Nenagh, and build instead three two-story houses.

The building, the former Peig’s pub, was granted planning for a similar development in 2024. However, this was ultimately denied by An Bord Pleanála on the grounds that the design then-proposed would be “at variance to the established architectural pattern and rhythm of the area”.

At the time, An Bord Pleanála were not satisfied either that the need for demolition had been “sufficiently justified”. However, this decision was at variance to their own inspector’s recommendation to grant permission.

A report with the current planning application notes that, retention of the current facade of the building would require “considerable intervention”.

“The walls were built over time, using varying construction techniques…[and would] require considerable structural intervention”.

The report also notes that the building is not a protected structure and while parts of the existing building were perhaps historic, that the significant alterations over the years means that in its current form, the building does not have any “architectural design or good quality craftsmanship and materials of note”.

Following a meeting with Tipperary County Council in August, the council recommended that a conservation architect examine the design, and that the history of the shopfront be examined.
