A 64-acre farm at Ballinglanna, Lattin, in South Tipperary is now available for purchase and is expected to attract interest from investors, residential buyers, and farmers looking for outlying land. The property is 9 kilometres east of Tipperary town and 36 kilometres from Limerick city, with Lattin village just a short drive away.

The land has been leased locally for some time and is now being offered for sale either as a single unit or in separate parcels. Auctioneer and agricultural consultant Mike Brady says he is open to suggestions on any permutation of acreage.
“It’s a great opportunity to buy a Golden Vale holding,” he said, adding that the farm has an idyllic location with a lot of mature trees on the land and mature hedgerows surrounding the farm yard.
The farmhouse is unusually detached from the farmyard. The 1970s bungalow, which previously served as the main farmhouse, can be sold separately along with 0.7 acres. Mr Brady provides a rough guide of €250,000-300,000 for the house and grounds. The bungalow is in good condition and includes a kitchen, living room, sunroom, bathroom, and three bedrooms. Both the house and farm are serviced by private wells and drainage systems.
The yard also features some old stone general-purpose buildings and a three-bay shed currently used for straw storage and as a work shed. Mr Brady describes the yard as functional, well-maintained, and currently in use.
The farm benefits from good road frontage and a southerly aspect, and the grazing land is of top quality. The property can be sold in lots: 63.1 acres including the yard, the farmhouse with 0.7 acres, or as the entire holding. Mr Brady provides an overall guide of €1.1 million for the property, which equates to an average of €12,700 per acre.
