Revealed: Winning bid of €1.85m for Kill House and farm in Tipperary

The eagerly-awaited auction of Kill House and farm near Drom village was held recently in the Templemore Arms Hotel. 

Unsurprisingly, there was a large crowd in attendance for what was possibly the finest medium sized holding to come to the market in the area in recent years. 

The farm incorporates just over 60 st. acres of top class lands which are nestled between two roads.  The lands are suited to a variety of agricultural purposes and include approximately 600 metres of road frontage and a number of outbuildings.

Kill House is the centrepiece of the farm. 

This protected structure measures and impressive 380 square metres approx. and includes 5 bedrooms.  It is in excellent order and retains many original features. 

The farm was available in lots or as an entire.  Lot 1 was made up of over 41 st. acres, a farmyard and Kill House.  Lot 2 included 18.69 st. acres of roadside lands while lot 3 included a derelict house.

Bidding was brisk from the outset and the asking price of €1,400,000 for the entire was exceeded after only one round of bids.

The aggregate lot offers and the offers for the entire kept pace with each other for a long period.  Lot bidding reached its peak at €1.8 million however it was eventually trumped by a bid of €1.85 million for the entire.  

Needless to say Thomas V. Ryan Auctioneers were delighted with the outcome having set an asking price of €1.4 million. 

The auctioneers pointed out that while the offers for the individual lots were unsuccessful they were noteworthy. 

Lot 1 which included Kill House and over 41 st. acres was bid €1.25 million.

Bidding on lot 2 was quite intense with 4 active participants.  It included 18.69 st. acres of lands and was bid a remarkable €495,000 (in excess of €26,000 per acre).
