Popular Tipperary hotel goes on the market for more than €2 million

Long-established Clonmel hotel and wedding venue offers major expansion potential as owner prepares to retire
One of Clonmel’s best-known hotels has been placed on the market with a guide price of more than €2 million.
Raheen House Hotel, the long-established boutique hotel and wedding venue on Raheen Road, is being offered for sale through CBRE as owner Elizabeth Day prepares to retire after more than three decades at the helm.
Day has owned Raheen House since 1988 and developed the property into a boutique hotel, with the business opening in that guise in 1996.
The historic Georgian property has roots stretching back several centuries, while the present Raheen House was constructed around 1840. It is included on the National Inventory of Architectural Heritage and is rated as being of regional importance.
The hotel stands on approximately 3.4 acres of mature grounds and gardens, which have become a major feature of the property. Parts of the gardens were redesigned by award-winning landscape designer Alan Rudden.
The grounds also feature a walled garden and courtyard which can be used for outdoor wedding ceremonies, along with parking for 57 vehicles and gated access to the adjoining Hillview Sports Club.
Raheen House operates as a three-star hotel with 15 bedrooms spread across the main house, Coach House and a separate two-bedroom Gate Lodge.
Its hospitality facilities include Darcy’s Restaurant, Cobden’s Dining Room and the Buffalo Bar, while the Cobden’s function room caters for weddings and other events of up to 135 people. Capacity can increase to more than 200 when a marquee is used in the gardens.
The Clonmel hotel has developed a strong reputation among visitors, while its grounds have also become an established venue for cultural and community events.
Among the events associated with Raheen House is the When Next We Meet music festival, which returned to the venue over the June Bank Holiday weekend this year.
There is also potential for significant further development of the property.
A planning application is currently pending for an expansion which would provide an additional 30 bedrooms as well as a single-storey spa and leisure centre.
The property is being offered for sale freehold, giving a future owner the option of maintaining Raheen House as an independent country-house hotel or pursuing a larger redevelopment and expansion of the business.
