Planning permission has been granted for a 28 home residential development at Silver View in Nenagh, despite objections from local residents and a neighbouring developer.

Baile Ard Developments Limited originally sought approval from Tipperary County Council for 31 units. Following engagement with the local authority, the proposal was reduced to 28 homes.
The permitted scheme comprises seven two bedroom houses and 17 three bedroom houses arranged across six two storey terraced buildings.
A further four one bedroom units are to be delivered in a separate two storey building. The development also includes a new vehicular and pedestrian entrance, internal roads and footpaths, underground services and connections to public utilities.
Plans provide for surface water attenuation, car parking, public open space, public lighting and associated boundary treatments and site development works. The site is located adjacent to a Protected Structure.
Planning documentation indicates that the applicant intends to bring a vacant site back into use and has stated that occupation of the land would help to discourage anti social behaviour sometimes associated with empty plots.
Under Part V planning requirements, seven of the homes will be transferred to Tipperary County Council for allocation to those on the local authority’s housing list.
Objections were submitted by nearby residents, including one resident, who raised concerns about potential overlooking and loss of privacy arising from the height, design and positioning of the proposed buildings.
They proposed amendments to reduce building heights, reposition certain blocks and reorient windows in order to mitigate overlooking.
A separate objection was lodged by Thomas Grace and Sons, the developer of the neighbouring Ciamaltha Meadows estate.
The company argued that the planning application identified a sewer connection point that forms part of the private infrastructure of Ciamaltha Meadows.
It stated that the development has not been taken in charge by Tipperary County Council, that the relevant manhole and sewer pipe remain in its ownership and lack capacity to serve the additional units, and that permission had not been granted for their use.
Tipperary County Council granted planning permission for the development subject to 21 conditions.
