'Not fit for habitation': Tipperary council to demolish house 'hanging' over river

Tipperary County Council has put forward an application to demolish the vacant house, deeming it ‘not fit for habitation’
Plans have been revealed to demolish a long-vacant house which is ‘hanging’ over a river in a small town in Tipperary.
According to Tipperary County Council, the property - No. 85, Mulkear View, Newport - was built too close to the bank of the Newport River and has been vacant for more than a decade.
In an application to An Coimisiún Pleanála , the local authority says the house, which was built by a private developer, is “overhanging the riverbank, and is “not fit for habitation”.
Mulkear View was first constructed nearly 20 years with some units of the estate left unfinished around the time of the financial recession in 2011.
Tipperary County Council subsequently bought the house, along with No. 86, which is attached to the overhanging dwelling. The property’s precarious position has caused a plethora of problems, which the council is seeking to address.
“Tipperary County Council purchased these properties in order to rectify the issues of overhanging with No.85 and to bring No.86 back into circulation as a residential property,” states the application, which was submitted in recent weeks.
“The foundations of this house are undermined and are causing subsidence and structural cracking between No.85 and No.86,” states the council is its plans.
The local authority has confirmed it is seeking to demolish No. 85 and to repurpose the existing foundation to facilitate construction of a small extension for No. 86, which will then he allocated to new tenants.
The project will also see a news public walkway being created between No. 86 and the riverbank.
“These proposals will revitalise an abandoned corner of this nice well established residential development ,” states the council in its application.
Local populations of salmon, otter, and lamprey will not be affected by the small-scale demolition, according to the report.
Submissions regarding the proposed demolition can be made up until October 16, while a final decision is due to be made by February 18, 2027.
